The latest sales numbers show the Downtown condominium market is making a slow and steady recovery, but perhaps the most telling sign that things are improving can be gleaned from a recent deal brokered by real estate agent Jason Durston.
Durston, co-owner of Get Sold Memphis and a broker for Crye-Leike Realtors, said the seller of a Downtown condo refused to take anything less than the asking price.
"The seller was like, ?Take it or leave it,' and got the buyer to come in at full price," Durston said. "(Buyers are) putting offers in and they're getting rejected. It's kind of coming back to the reality of, ?We still have a stable market, we're not all losing our shirts on these condos.'"
Granted, the market hasn't totally returned, but Downtown condos - in fact, the entire condo mar...

CHATTANOOGA, TN., - Many first-time homebuyers have already taken advantage of the $8,000 tax credit that began stimulating the struggling housing market in 2009. For those first-time buyers who waited and for current homeowners looking to buy in this challenging market there is new hope in 2010 with the extension and expansion of the tax credit.
"As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress passed new legislation that will extend the $8,000 first-time homebuyer tax credit until April 30, 2010," said Crye-Leike Hixson Managing Broker Kathy Tucker. "The new legislation also expands the credit granting up to $6,500 to current home owners purchasing a new or existing home between November 7th, 2009 and April 30th, 2010."
In order to help potential buyers learn how they can take advantage of the tax credits, Crye-Leike Realtors in Hixson, Tennessee are hosti...

Agent Melissa Hayes says she can thank Uncle Sam for helping her sell 25 houses to first-time homebuyers last year.
"Even in this economy, business has been steady," the Crye-Leike agent said.
To help prop up the beleaguered housing market, the federal Recovery and Reinvestment Act of 2009 initiated a tax credit for first-time homebuyers of up to $8,000 or 10 percent of the purchase price of the home. Condos, townhouses, mobile homes, and houseboats up to $800,000 all qualified as long as they were used as a primary residence.
To qualify for the credit, first-time homebuyers had to earn less than $75,000 annually if single and less than $150,000 if married and could not have owned a home in the past three years.
"The majority of the people I worked with have been...
